Independent Rental Owner Professional

The Independent Rental Owner Professional (IROP) designation program is offered to the rental owner who manages their personally-held multifamily property or properties. The independent rental owner serves several roles in property management, public relations specialist, administrator, chief financial officer, marketing director and operations manager. Independent rental owners who take the IROP course will learn the many business practices of professional property managers and can now earn the IROP designation after completing the course of study and passing the online exam. With the help of other independent rental owners who devoted their time and expertise to this program, you will receive an “insider’s view” of property ownership and management practices.

Some of the benefits of earning the IROP designation are:

  • Sharing industry best practices that have been developed over time by regional and national apartment management companies

Earning the IROP Designation:

Independent rental owners who complete the IROP course can now earn the IROP designation/certificate by taking a 65-question, multiple choice online exam.

Look out for the first of a new column written by Generation Y for Generation Y.  The AAGD Young Leaders group ECHO accepts questions  from members about any topic in our industry. The group gets together and formulates the answers as they see them. It is a really informative insight into the ideas of the generation that will be running our industry sooner than later.

Make-A-Splash with the YMCA this summer!

April 10, 2012

For a third consecutive year, the AAGD Board of Directors is excited to announce that we have partnered with the YMCA of Metropolitan Dallas to provide community education and water safety instruction to apartment residents.  Last summer, the YMCA taught swim lessons to over 900 children at 22 different apartment communities. This summer, we are attempting to double those numbers and we need your early commitment to participate in this program. There is nothing worse emotionally or financially than a child drowning in an apartment pool.  The great aspect of this program is that is trains the adults as well about the need to supervise their children at all times while in the water. 

To participate in the “Make a Splash” program, the property will need to provide a copy of liability insurance and meet the city’s minimum standards for swimming pools.  The Y has offered to assist with getting your pool ready as well. We sincerely hope that you will consider enrolling in this program.  The excitement that it will generate among the children will be contagious; you will reduce your liability; and you just might save a life.  For more information or to get started, please contact  Bradley Dance, Sports, Aquatics & Teen Director, at 972-560-3888 or email at: bdance@ymcadallas.org

2012 NAA Capitol Conference

In March, a large contingent of AAGD’s leadership attended the National Apartment Association Capitol Conference in Washington D.C.  This annual meeting is designed to update and educate local association leaders about federal legislative and regulatory issues that can impact the apartment industry. In addition, the business of NAA is conducted through a series of committee meetings covering important programs like education, membership, IROC, NAA’s budget, strategic planning and many others.  AAGD delegates are very involved in most of these committees and provide excellent input into the ongoing governance of NAA.

The majority of the time, however, is spent on legislative issues and as always we had a full agenda of critical concerns that we discussed in great depth with valuable input from both the NAA and the National Multi Housing Council staffs.  Mark Obrinsky, the Chief Economist for NMHC, provided an excellent overview of the current state of the apartment industry and a look at its future.  Almost all of the indicators, nationally and locally, are very positive including absorption and vacancy rates as well as overall rent growth.  Homeownership rates are still in a decline as more people continue to choose renting a home over owning one.  Along with a growing younger population and a changing household composition with more singles and couples with no children, it appears that we in the apartment industry should have some strong performing years in front of us.

Sam Houston Elementary Scope of Work

The Community Services Committee, chaired by Tim Mathwig Camp Construction and Cary Wright Maintenance Supply Headquarters, will hold its second meeting on Thursday, March 29th at 2:30 p.m. at AAGD’s offices. Our first meeting was a huge success and we had several vendor and owner/management companies in attendance that are eager to begin this year’s project at Sam Houston Elementary School. We have selected 7 areas of the school that need attention, and our committee will assign each of those areas to company sponsored teams. Each team will be responsible for recruiting other companies and volunteers to complete their designated project. Some rooms are going to require an extensive amount of supplies and support, while other may just need a coat of paint. We are expecting to complete the entire project before school lets out for summer, so we need your company’s commitment today!
